These Terms & Conditions (“Terms”) govern your access to and use of property reports and related services (“Reports”) provided by Scouti Innvations Inc. (“Scouti”, “we”, “us”, or “our”). By purchasing, accessing, or using any Report, you agree to be bound by these Terms. If you do not agree, you must not use our services.
1. About Scouti
Scouti Inc. is a federally incorporated Canadian company headquartered in Ontario. We provide informational property reports for residential and commercial properties in Canada. Our Reports compile data from public sources, third‑party providers, and Scouti’s own proprietary models and datasets.
2. Purpose of the Reports
Scouti Reports are informational tools only. They are not intended to replace professional advice, inspections, legal opinions, engineering assessments, environmental evaluations, or due‑diligence processes.
Reports may include, but are not limited to, information about:
- Flood risk
- Wet basement risk
- School district scores
- Planning permits and zoning information
- Environmental indicators
- Neighbourhood characteristics
- Market or demographic data
You acknowledge that Reports are not professional advice and must not be relied upon as the sole basis for any real estate, financial, legal, or investment decision.
3. Data Sources and Limitations
Scouti compiles information from:
- Publicly available government and municipal datasets
- Third‑party data providers
- Scouti’s proprietary models, algorithms, and datasets
Because these sources may contain errors, be incomplete, or change without notice, Scouti does not guarantee the accuracy, completeness, timeliness, or reliability of any data included in a Report.
You acknowledge and agree that:
- Data may be outdated or subject to interpretation
- Third‑party sources may contain inaccuracies
- Predictive or model‑based outputs (e.g., risk scores) are estimates only
- Scouti does not independently verify all data
4. No Warranties
To the fullest extent permitted by Canadian law, Scouti provides all Reports “as is” and “as available”, without any warranties, representations, or conditions of any kind, whether express, implied, or statutory.
This includes, without limitation:
- No warranty of accuracy
- No warranty of fitness for a particular purpose
- No warranty of merchantability
- No warranty regarding completeness or reliability
5. Limitation of Liability
To the maximum extent permitted by applicable law:
Scouti is not liable for any direct, indirect, incidental, consequential, special, exemplary, or punitive damages, including but not limited to:
- Loss of profits
- Loss of property value
- Real estate transaction losses
- Business interruption
- Professional fees
- Damages arising from reliance on a Report
Scouti’s total liability, whether in contract, tort, negligence, or otherwise, shall not exceed the amount paid for the Report giving rise to the claim.
You agree that Scouti is not responsible for:
- Errors or omissions in public or third‑party data
- Changes in property conditions after the Report is generated
- Decisions you make based on the Report
- Any reliance by third parties to whom you provide the Report
Some jurisdictions do not allow certain limitations; in such cases, Scouti’s liability is limited to the fullest extent permitted by law.
6. No Professional Relationship
Purchasing or using a Report does not create any professional, fiduciary, or advisory relationship between you and Scouti. Scouti does not provide legal, engineering, environmental, financial, or real estate advice.
You should consult qualified professionals before making decisions related to property purchases, sales, development, or risk assessment.
7. Intellectual Property
All Reports, data compilations, models, scoring systems, and content are the exclusive property of Scouti or its licensors. You receive a non‑exclusive, non‑transferable, single‑use license to access the Report for personal or internal business purposes.
You may not:
- Reproduce, distribute, or resell Reports
- Reverse‑engineer or extract proprietary data
- Use Reports to build competing products or datasets
8. User Responsibilities
You agree to:
- Use Reports only for lawful purposes
- Not misrepresent or alter Report content
- Not rely on Reports as the sole basis for any transaction or decision
- Comply with all applicable federal, provincial, and municipal laws
9. Third‑Party Services
Reports may reference or rely on third‑party data or services. Scouti is not responsible for the accuracy, availability, or performance of any third‑party content.
Your use of third‑party information may be subject to additional terms imposed by those providers.
10. Refunds
All Report purchases are final and non‑refundable, except where required by law or explicitly stated otherwise by Scouti.
11. Privacy

12. Governing Law
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes shall be resolved exclusively in the courts of Ontario.
13. Changes to Terms
Scouti may update these Terms at any time. The version in effect at the time of your purchase governs your use of the Report.
